Meet Dan Deppen - A former aerospace engineer and product manager at Amazon (AWS) who is currently a full note investor. His extensive project management, analytical and budget/financial governance experience uniquely qualifies him to manage large pools of notes to produce the most optimal profit outcomes for the company and its investor partners. We kick off The Note Accelerator with Phase One: Find the Right Deals.

In Phase One, not only will you learn how and where to find good deals, you will also learn how to find the deals that are right for you and aligned with your goals.

You will receive a list of note sellers, updated as of March 2024 with several brand new sources, that you can reach out to today and use to find deals.

We will go in-depth into how to find new sources of notes on your own, so that supply of notes will never limit you.

We’ll put together your goals and business model so that you can easily identify which deals might be right for you.

Then we’ll teach you a streamlined filtering method so that you can quickly process the available notes for sale to figure out which ones to make offers on.

With the ability to find unlimited note deals and identify which ones are right for you, we move on to Phase Two.

Phase Two

Close the Right Deals

In Phase Two: Close the Right Deals, we will teach you how to price deals so that you balance your returns with the risk level of the deal and perform detailed due diligence so that you only close on the right deals.

In Phase Two, you’ll learn not just the high-level conceptual approach, but we’ll also use procedures and tools so that you will know a step-by-step process to quickly and accurately price deals and determine if it is ok to close on them.

You’ll receive deal analyzers for both performing and non-performing notes, which you’ll use to quickly and accurately understand your potential returns.

We’ll dive deep into a step-by-step process for due diligence so that you avoid making costly mistakes.

With these systems, you’ll not only be more accurate, but also much faster than other investors which will save you valuable time and make you a more desirable counterparty to your note sellers.

Phase Three

Run a Profitable Portfolio

In Phase Three: Run a Profitable Portfolio, we focus on what happens after we buy a notes.

We will show you exactly what to do to onboard a new note and operate it efficiently on a day-to-day basis and not let anything fall through the cracks.

For non-performing notes, we will deep dive and strategies, playbooks, and tips and tricks for creatively finding exit plans and executing on them with maximum profit.

We will run through practice scenarios for loss mitigation so that you understand your available options for dealing with a non-performing note.

You will be handed a set of standard operating procedures so that you can scale the size of your note portfolio while staying on top of all of the details.

FAQ

  • Do I need prior investing experience?

    Having prior real estate investing experience will give you a leg up, but its not required. When I started in notes I only had experience with stocks and options.

  • How much money will it cost to start investing in notes?

    Ideally you should have at least $20K in funds to deploy. Most people start (like I did) by setting up a self-directed IRA, and then transferring some funds to it from an existing retirement account.

  • What if I need help after the program ends?

    I'm always available for short calls and to answer emails. As an alumni, you'll also have access to special alumni-only calls where I share industry updates, and new sources, and you'll have an opportunity to ask questions.

  • What if I need additional support?

    You'll have access to the private Facebook group and alumni calls, or you can always drop me an email. I'm here to make sure my students are successful.

  • Why invest in notes?

    Notes are a great alternative investment that can provide you with higher returns than the long-term stock market average, but with much lower volatility and downside protection because they are collateralized by property.
