Case Study – Non-Performing CFD in Dayton, OH


This week I have a short video going over a case study of a note deal I closed out very recently. This one was a non-performing contract for deed (CFD) in Dayton, OH. I was able to get the note performing, complete a loan modifcation, season the note, and then resell it as a performing note. The total ROI was nearly 40% which is fairly typical when getting a note to reperform. In the video I go through some of the details of the math behind the JV investor returns. I also discuss things you can do as a note investor to try to optimize the returns of your funding partners. On this deal everything worked out great overall, but there were a few things I could have done a little differently that I go over in the video.
